WHY WE ARE HERE
Overland Park is the largest city we serve on the Kansas side and one of the most covenant-driven. A great deal of the housing sits inside associations with firm rules about fence height, style and materials.
Johnson County, population about 197,000.
Newer development on reworked ground, older streets on settled ground - the same city, two different digs. We set below disturbed fill either way and below the frost line always.
Bring us the covenant before the quote, not after. Building to what your association actually allows is cheaper than building twice, and we would rather read the document than guess at it.
Covenants shape this market more than taste does. Most of what we install is cedar board-on-board at an approved height, or black aluminium where an association wants the sight line kept. Where the rules allow a choice, people here tend to buy the option that needs the least maintenance, which is increasingly vinyl.
We read the covenant before we quote. It decides height, material, finished side and sometimes post spacing, and every one of those changes the number. Quoting first and reading second is how a fence gets built twice, and the second one is never cheaper.
