Higginsville, MO — the Confederate Memorial State Historic Site, the old downtown and the I-70 exit.
WHY WE ARE HERE
Higginsville sits just off I-70 in Lafayette County, a compact town with a real main street, the Confederate Memorial grounds on its edge, and rolling farmland all around. It is an easy town to reach and an easy one to work in.
Lafayette County, population about 4,700.
Rolling upland, loess over clay, with yards that slope gently toward the creeks. Drainage is the thing to read here: a low corner that stays wet decides post depth, and we look for it on the visit rather than finding it with the auger.
Higginsville buyers tend to know exactly what they want and to have a neighbour whose fence they like or hate. Bring that up on the visit; it is the fastest way to a design you will still like in ten years.
Privacy and picket in town, vinyl on the newer streets, and board or wire fence on the county roads. Aluminum and ornamental show up around the larger homes on the edge of town.
Two minutes off the interstate, wide streets and room to stage: Higginsville is about as easy as it gets. The rolling lots are the one thing to plan for; a run that looks flat usually has a foot or two of fall in it.
